The fee structure I signed up for isn’t always the fee I end up paying.

Ongoing management work genuinely is complex, and it’s reasonable to charge for it. What landlords struggle with isn’t the existence of fees — it’s surprise fees. Mid-year invoice items that weren’t in the initial conversation. Third-party mark-ups on contractor work. Ad-hoc charges for services that felt like they should be part of the package.
What we do
Every fee Oxford Student Homes can charge is listed in our Fee Schedule 2026/27 — percentages, minimums, add-ons, worked examples, the lot. You see it before you sign. If an invoice ever contains a charge not in that schedule, it has been made in error and we’ll withdraw it at our cost.
A one-off £500 set-up fee applies at instruction. Tenant Find is 50% of one month’s rent; Rent Collection is 9% and Fully Managed 11% of rent collected — with minimum fees of £850 per let, £125 and £160 per calendar month respectively.
I have no visibility into what’s actually happening with my property.

Rent statements that arrive late. Voids that aren’t explained. Compliance status that lives in someone else’s inbox. Maintenance tickets you only learn about when the invoice arrives. You only find out where things really stand when something has already gone wrong.

The Renters’ Rights Act changes almost everything about how residential tenancies in England work. Fixed-term ASTs abolished. Periodic tenancies from day one. Section 21 (“no fault”) gone. Rent increases limited to once a year via Section 13. A revised Ground 4A route for qualifying student HMOs — but only where the tenancy has been set up correctly from the start.

The Oxford academic cycle is unforgiving — and easy to get wrong.

Oxford student tenants commit early. The best student households — the ones who pay on time, treat the property well, and renew in June — are typically signed by December for the following academic year. Market the property in January and you’re fishing in a smaller, more stressed pool. Market in March or April and you’ve likely missed the cycle entirely, which means either a discounted rent, a compromise on tenant quality, or a void.
This is the single biggest driver of poor lettings outcomes in Oxford, and it’s invisible to landlords who manage one or two properties themselves — you only see the consequence at the end of the cycle, not the cause.
